Background

Consultancy was provided with regard to the current condition and potential future development of the site.  Our experience working closely with development companies, receivers and bond companies ensured that we could provide a realistic qualitative and quantitative review of the site.

Challenge

The challenge in any operation plant whilst undertaking new work is Health and Safety.  Hutch O’Malley McBeath, working in conjunction with Technopaths own construction management team, developed the appropriate structural solutions to minimize disruption and develop a construction methodology that delivered the project safely.

Solution

Having established and agreed a reasonable works schedule, the site was purchased by Rathbrae Lands in 2014.  Hutch O’Malley McBeath oversaw the completion of the partially completed part of the development, including new planning applications, dealing with part V, planning contributions and testing of infrastructure.  In 2017 the next phase of the development became the first newly granted permission to provide housing to the area.  This was the result of an ability to deal with substantial design challenges including knotweed remediation plans and capacity issues with the local sewage treatment plant.

Value

By providing a rational assessment and design to all parties in a clear and quantifiable manner, rapid agreement and understanding of the works needed to make this development work was achieved.  Hutch O’Malley McBeath worked with all stakeholders to assist in bringing this development back to life without the need to duplicate work on all sides.
